Subletting clinic space

Hello all,

I've been practicing since 2013 in Switzerland (3 years in a private clinic, 5 at university hospital). Since 2019 I've branched out as an independent, providing home physio around my home.

An opportunity has arisen where I could give up the job security I have now and work full time as an independent, by subleasing a room in a osteopathy clinic. This clinic is well established and the fixed rate rent is enticing for me.

I'd be curious to hear about others experiences with subletting. Are there any potential issues you've encountered? Things I need to have clear before contract signed (other than the rent etc.)?
