Cleveland Physiotherapy and Sports Injury Clinic was established in 1992. It is now available for sale either in full or an equity partnership. The practice is positioned on Raby Bay Harbour in the suburb of Cleveland 30 minutes east of the Brisbane CBD. Cleveland is the service and cultural hub of Redland City (population over 1530000) on Moreton Bay, and the gateway to Moreton Bay and Stradbroke and other bay Islands.

The practice has been operating since 1992. It has an ethos of sustainable profitability and maintenance of a balanced lifestyle in equal importance. It operates currently using the principle therapist and one part time Physiotherapist.
A Massage Therapist works part time on a percentage basis.
A Dietitian works part time on a rental arrangement.
Lease Arrangement
The monthly rental is $2439 (plus GST) includes outgoings
The agreement has been repeating on 2 year agreements since 2004 and can be extended by arrangement.
Annual rental increases are linked to the 4% or CPI percentage whatever is greater.
Rental includes a leased space of approx. 50 square metres. This consists of a treatment area with 3 curtained Physiotherapy cubicles, a small mirrored exercise area plus 1 walled, semi private multi-purpose treatment room, a reception area with 6 visitor chairs. There is a small storage area for stationary and retail consumables plus a kitchenette.
There is 1 exclusive undercover car park provided and ample parking on site and in the nearby street. The location has easy walking access around the harbour precinct to the Cleveland CBD, train station and bus stops
The practice has a small computer network with management software, a multi-function printer, email fax service, 2 telephone lines, internet, HICAPS terminal.
Overview
The practice treats a mix of private clients of all ages, and various compensable clients including work cover, Third Party, medicare and Veterans' Affairs.
Current fees are $73 for initial consultation, $62 for standard consultation. We are linked as preferred provider to most health funds and thus maximum fees are capped as per these voluntary arrangements. All consultations are booked as 30 minutes duration and vary in “real” time as needed.
Current hours of operation are Monday to Friday only. Daily hours vary between 6am and 7 pm, alternating between later starts with a later finish or early starts with an early finish to ensure time for out of work activity or family time.
The practice has a comprehensive patient database of over 14000 people. The treatment history and accounting process is maintained using PPMP computer software package. A website and email database of over 1000 persons allows for monthly newsletter marketing. A long history of P & L and other accounting information is available to serious applicants.
Physiotherapy services
Treatment approaches are predominantly exercise based with supportive hands on and electrotherapy modalities. We accommodate all musculoskeletal injuries and conditions including sports injuries, back and neck pain, post-surgical conditions, general physiotherapy. There is a good and strengthening relationship with orthopaedic surgeons, allied health, general practitioners, massage therapists and fitness trainers. Redlands public and private hospitals generate another referral source.
Allied Health Services
The Physiotherapy “parent” company operates a growing massage therapy service from the same location. It is run on an agreed percentage basis with the principle massage therapist. There are plans in place to grow this portion of the business increasing profit for all parties. A client email database is growing, and a monthly newsletter is in place.
Our Dietitian operates on a rental only basis from the same room as the massage therapy service. She is independent from a business control point of view but works closely with us on cross promotions and other professional ties.

The owner is selling to allow even more time to pursue endevours and interests outside private practice Physiotherapy. He believes that the current timing in exiting the business in a calm and orderly manner will be a great positive for himself and for the new owner. He is still enjoying the business and the Physiotherapy profession but is looking to the next chapter in life whilst at the top of his game!
