This Freehold property has been established 10 years. The premises comprise of 2 Clinic rooms, a waiting area, a storage area, a kitchen, and a toilet. Parking is ample both opposite and behind the building.

The Clinic is situated on a busy main thoroughfare, with a high proportion of elderly people in the area.

One of the rooms is used by myself, and I would like to continue working as a Physiotherapist for 2 days a week for the foreseeable future.

The other room is used by a resident Chiropodist/Podiatrist for 2 days a week. He has been a tenant for 7 years.
He pays a rent of £380.00 per month for these 2 days. I am willing to pay the same monthly £380.00 for my 2 days per week rent.

I would pass on all my Physiotherapy equipment to you (worth over £5000), which is all less than four years old.

The same could apply to the Chiropody room, but a deal would have to be made with the incumbent. He owns his own equipment. Or his lease could be terminated and your own Podiatrist could be brought in.

My Physiotherapy Database of over 2000 patients will be given over to you, including all patient records.

So, the purchaser would have a main street Premises with a business, an income (minimum £760.00 per month), a freehold property, with advertising in place. Also with each extra therapist, either Physio or Podiatrist, rent income will rise accordingly.
